I work hard for those with a signed agency agreement to provide my clients with the highest level of service possible.
- Sellers, that means a listing agreement.
- Buyers, that means a buyer representation agreement. Without that agreement, I not only don't represent you, but I can't represent you. Because without that agreement, you're a customer, not a client.
- This is true for me but for all agents, whether they mention it or not.
Why Buyer Agency?
Why have a Buyer's Agreement with a REALTOR like me?
- It’s been a Virginia law since July 1, 2012.
- Not all Licensees are created equal.
- I am a REALTOR, and I pledge to uphold a strict code of ethical conduct.
- Ethical duties exceed those established by Virginia law, and buyer clients are provided with the highest level of integrity and service.
- Professional representation is not new.. But it’s the right thing to do.
The RELATIONSHIP
- Committed to ensuring YOUR interests are protected
- Largest financial purchaser you will make so get it right.
- Sellers have listing agreements, so Buyers should have buyer agreements for their protection and transparency.
Brokerage Agreement: what is it?
- A contract that establishes a business relationship between you, the buyer, and me.
- This includes a start date and end date, how I will be paid, and the duties and obligations of ALL parties.
- It must contain a specific start date and end date. It can be for 1 home show, for several months, or for a few days.
Types of Buyer Brokerage Services:
- Typical buyers will engage me as an exclusive buyers ( standard) agent. Specific duties include but are not limited to:
- Negotiate terms and conditions of a real estate purchase contract.
- Prepare written offers and counteroffers.
- Promote YOUR best interests.
- Maintain the confidentiality of your personal and financial information.
- Account for any money received in which you have an interest.
- Provide Full Service from initial contact to post-closing.
- Transaction management
Not all agents will perform everything or provide you with the level of service that a full-time REALTOR does. Those include limited service and independent contractors. A limited service agent will perform some but not all of those duties of a standard agent. An independent contractor is a form of non-agency representation whereby you have no relationship with your agent.
