The traditional spring market that we usually have in RVA has been thrown out the window.  Ever since June 2020 the real estate market in RVA has been everything under the sun. 

Low interest rates  --> escalation offers --> bidding wars ---> no inspections

Higher interest rates --> bidding wars continue --> low standing inventory --> home values going up.

Year round activity ---> bidding wars --> waiving everything --> CASH is King!

Continued sales --> Continued low standing inventory --> inspections --> multiple offers --> over list price deals

You name it we have had it since June 2020.  To win the game you have to be in the game!
