For International Geocaching Day this August 15th, our REALTORS® want to introduce the fun and excitement of geocaching!
Geocaching is a hobby that's being adopted in ever greater numbers by urban adventurers near the best Richmond homes for sale. Anyone who is interested in spending more time outdoors and has a mobile device, like a smartphone, can participate.
What is Geocaching, Exactly?
In geocaching, you use your smartphone to navigate to a "hidden treasure" stored somewhere in a publicly accessible outdoor space. These unique geocaches are left by other players.
The usual geocache is a small container, sealed from the elements, that includes a logbook and pen. When the cache is found and logged, the player should return it to its original location so it can be found again and again.
Players might be from the local area or just passing through. Likewise, many geocaches contain small items like toys or other trinkets, so each new discoverer can find an item and leave an item.
Get Started With Geocaching in the Richmond Area
Of course, we can't tell you precisely where to find active geocaches in Richmond!
That would take away the fun of discovering them all for yourself. But there are many areas around the city where caches can commonly be found. Geocaching has become so popular that the Virginia State Park System is in on the act, too.
When exploring a Virginia state park, you can expect to find at least one cache. These may be quick grabs you can find near an established trail or multicaches that require you to find a final location by consulting other cache sites throughout the area.
Let's check in with some of the parks known to harbor geocaches:

Neighbors can make a big difference in determining how happy you are in your community. Good neighbors can make your neighborhood feel supportive but bad neighbors can be a constant pain point.
One of the first steps toward having a good neighbor is to set the right tone by being a good neighbor yourself. The following tips from our REALTORS® will help you be an ideal neighbor in your neighborhood.
Make it easy for your neighbors to approach you by smiling and waving at them and saying hello when you get a chance. It's also a nice gesture to make cookies and take them over if you see a new family has moved in.
As you get to know them a little better, offer to help by babysitting or providing other small favors.
Different neighborhoods have different tolerances for noise. If you're living in a community filled with retirees, they may appreciate more peace and quiet than a neighborhood with lots of young children.
A good rule of thumb in any neighborhood is to limit loud noises to between 9 a.m. and 9 p.m. Also, if you're planning a large party, talk to your neighbors and invite them to the party. Even if they don't intend to come, make sure they know they can come to you with any concerns.
Come up with a way to share useful news, such as a neighborhood newsletter, Facebook group, or posts on nextdoor.com. This will help build a sense of community as neighbors get to know each other.
While the friendly exchange of information is a positive thing, gossip isn't. If someone approaches you with gossip, change the subject by asking them an unrelated question, such as how the garden is doing, or how their kids like their new school.
Your neighbors have to see the outside of your home and your yard, which can affect their home values. Keep your yard regularly mown and make sure your shrubs, trees, and other landscaping don't grow over into your neighbor's yard.
Keep your yard free of excess clutter. For example, put away your children's toys at the end of the day rather than leaving them scattered all over the yard. While you're at it, keep your outdoor décor to a tasteful minimum.
If you have a problem with your neighbor, try addressing it directly with him or her before involving anyone else. For example, if their dogs get out or bark too much, talk about a solution instead of calling Animal Control. It's also important to refrain from gossiping with other residents about the issue.
And if your neighbors have an issue with you, listen to their concerns calmly and respectfully and try to reach a mutually agreeable solution.
If you live in a condo or neighborhood with a homeowners' association (HOA), abide by its rules regarding streets, the pool, clubhouse, or other common areas. Don't be the neighbor who parks on the street if it's against the rules, leaves a mess, or lets their kids disturb other residents by being too rambunctious.

Moving to a new city is an exciting experience, but that doesn't mean you'll instantly feel at home. It's only natural to have an adjustment period after moving to a new town. Getting to know your new city can be a fun, exciting process, and there are plenty of little things you can do to make your new town feel like home along the way. Our real estate agents understand what it's like to move to a new community, and we've got tips for how to make a new town feel like home.
Start By Getting Comfortable in Your New Home
If you were shopping for Richmond homes for sale and decided to move to the city, your first step toward making your town feel like home is getting settled in your new home. Unpacking, arranging furniture, and decorating the house will make it feel more like your space. Start with the essentials, and add the personal touches to make your house feel like a home.
Treat It Like an Adventure
Not every move happens by choice, so it can be daunting arriving at a new location when you're moving specifically for work or other necessities. No matter the reason behind your move, it helps to treat the move as an adventure. Every community has something to love. The adventure is in discovering what your new home has to offer and finding new things.
Use Online Resources to Research the Community
You can learn so much about a town before you even move there when you research online. Search for local attractions and events, with a focus on events that help you get to know the community. Check social media for local groups with similar interests to yours, and community organizations that help new residents get to know the area. Research can provide something to look forward to before you move, and make it easier to feel comfortable after you arrive.
Don't Be Afraid to Get Social
What's the easiest way to get to know a community? Socialize with the people who already know and love it! During your online searches and travels around town, look for opportunities to be social, and meet new people. Join local organizations, or head out to social spaces and meet people. Forging new connections will help you feel at home and provides an easy way to learn more about the community.
Try New Things
Connecting with like-minded people who share your interests can tell you a lot about your community, but it's also important to go outside of your comfort zone to try new things. Your new town may not have all the same attractions as your old one, but that only means you'll have lots of new things to explore. Trying new things will help your transition feel like an adventure and can help you find a new hobby!
